{"id":49751,"date":"2026-05-04T22:20:36","date_gmt":"2026-05-04T19:20:36","guid":{"rendered":"https:\/\/mk.gen.tr\/how-real-estate-agent-deba-douglas-turned-buyer-education-into-a-100-transaction-business\/"},"modified":"2026-05-04T22:20:36","modified_gmt":"2026-05-04T19:20:36","slug":"how-real-estate-agent-deba-douglas-turned-buyer-education-into-a-100-transaction-business","status":"publish","type":"post","link":"https:\/\/mk.gen.tr\/tr\/how-real-estate-agent-deba-douglas-turned-buyer-education-into-a-100-transaction-business\/","title":{"rendered":"How real estate agent Deba Douglas turned buyer education into a 100-transaction business"},"content":{"rendered":"<p>After 16 years in education, Deba Douglas walked away from the classroom because she saw a different kind of learning gap. <\/p>\n<p>Today, the former high school and middle school principal runs <a href=\"https:\/\/www.housingwire.com\/articles\/fort-worth-westoplex-growth\/\">Dallas<\/a>-based <strong>Deba Douglas Realty Group<\/strong> and teaches a course called Roadmap to Real Estate Investing. <\/p>\n<p>The program has helped double her transaction volume \u2014 carving a path to more than 100 last year \u2014 while helping<a href=\"https:\/\/www.housingwire.com\/articles\/first-time-homebuyers-shrinking-presence-what-it-means-for-real-estate-agents\/\"> first-time homebuyers <\/a>and prospective investors build wealth.<\/p>\n<p>\u201cI see the disparities of the knowledge that adults have when it comes to money and financial readiness,\u201d Douglas told <strong>HousingWire<\/strong>. \u201cThis information can really be a game changer, not just for you, for the trajectory of your entire family when it comes to finances and how you can create wealth.<\/p>\n<p>\u201cIt gets you out of that box of what you think you\u2019re capable of doing, and seeing what you\u2019re actually capable of doing.\u201d<\/p>\n<p>Douglas left education at the end of 2018 \u2014 with she and her husband beginning to invest in real estate and document their journey on social media soon thereafter. <\/p>\n<p>She now owns 30 rental properties, builds houses, <a href=\"https:\/\/www.housingwire.com\/articles\/fix-flip-sentiment-2026\/\">flips homes<\/a> and wholesales, but her focus remains on what she calls the information gap.<\/p>\n<p>\u201cOnce you tap in, you really understand how real estate is at your fingertips,\u201d Douglas said. \u201cYou need to know what to say, what not to say, how to set yourself up on paper and how to look good in front of these lenders. It\u2019s a game changer. Then you walk around believing in yourself, empowering yourself and empowering your entire trajectory.\u201d<\/p>\n<h2 class=\"wp-block-heading\">Education program fuels growth<\/h2>\n<p>The <a href=\"https:\/\/douglasdwellings.com\/\">Roadmap to Real Estate Investing<\/a> has been operating for roughly three and a half years. <\/p>\n<p>Douglas said she and her team have refined the program based on what works, what contractors to use and how to create the right resources and partners.<\/p>\n<p>\u201cI\u2019ve seen where people have gone through my course, and now their kids are in my course,\u201d she said. \u201cNow their aunts and uncles are buying real estate, and it just started with one person.\u201d<\/p>\n<p>Douglas said many <a href=\"https:\/\/www.housingwire.com\/articles\/why-ai-is-still-a-subpar-real-estate-agent-replacement\/\">agents <\/a>struggle to communicate effectively with first-time homebuyers in the current economy. <\/p>\n<p>She believes some agents avoid addressing <a href=\"https:\/\/www.housingwire.com\/articles\/how-is-the-housing-market-weathering-war-time-economics\/\">economic headwinds<\/a> and instead operate as if conditions remain the same as three years ago.<\/p>\n<p>\u201cWe need to be honest that we\u2019re in a very volatile area, in a volatile time in our economy, where job losses are happening every other week and people are depending on their income,\u201d Douglas said. \u201cThere\u2019s inflation that\u2019s happening. Gas prices are higher. So I think, as an agent, you have to be knowledgeable about what\u2019s going on, and make sure that you present concrete information that\u2019s going to yield that buyer trusting you.\u201d<\/p>\n<p>She also cautioned agents against steering clients toward their maximum preapproval amount without considering future costs. <\/p>\n<p>Property taxes and insurance rates are rising in Texas, Douglas added, and buyers need to be prepared.<\/p>\n<p>\u201cI feel like some agents are focusing on the commission and not really thinking about the end goal for the buyer,\u201d Douglas said. \u201cThey may be qualified for $500,000, but it may be your best to tell them, \u2018Hey, maybe we don\u2019t need to go to your max. Let\u2019s go a little bit lower \u2014 where you have some cushion, where you\u2019re able to save.\u2019<\/p>\n<p>\u201cYou are now being more of a financial consultant and bringing them the true picture of everything.\u201d<\/p>\n<h2 class=\"wp-block-heading\">Advice for other agents<\/h2>\n<p>For agents who want to move beyond sales and into education or community impact, Douglas recommends finding a specific passion within real estate and building a course around it \u2014 even if offered for free.<\/p>\n<p>\u201cYou become an expert in whatever that niche is, and people are going to automatically gravitate to you,\u201d she said. \u201cAnd the bonus of what you\u2019re teaching is you\u2019re already passionate about it, and the reward that will come is you\u2019re going to get more transactions.\u201d<\/p>\n<p>Douglas also summed up her philosophy for peers who may be trying to find a new normal for volume while external conditions seem anything but. <\/p>\n<p>\u201cDon\u2019t try to chase a sale where you neglect giving [clients] the proper information,\u201d she said. \u201cThey can be getting bills a year later with their property taxes or insurance going up. Really be knowledgeable, be an expert in your field and really give them the value that they wouldn\u2019t find from just any random agent.
