Mortgage applications for new-home purchases increased 0.9% in February compared to a year earlier, even as volume slipped from January, according to the Mortgage Bankers Association<\/strong> (MBA<\/a>)\u2019s Builder Application Survey released Thursday.<\/p>\n

Applications for new-home purchase loans were down 1% from January 2026 without adjusting for typical seasonal patterns, MBA said in press release.<\/p>\n

\u201cNew home sales<\/a> activity increased slightly in February compared to year-ago levels. More housing inventory has broadly supported some of the growth in homebuying patterns in recent months,\u201d Joel Kan, MBA\u2019s vice president and deputy chief economist, said in a statement. <\/p>\n

\u201cHowever, even as lower mortgage rates<\/a> provided some payment relief towards the end of the month, both applications for purchase loans and new home sales were lower than in January.\u201d<\/p>\n

MBA estimates new single-family home sales were running at a seasonally adjusted annual rate of 641,000 units in February, based on application data and assumptions about market coverage. That is down 3.3% from an estimated 663,000-unit pace in January.<\/p>\n

On an unadjusted basis, MBA estimates there were 57,000 new-home sales in February, down 1.7% from 58,000 in January.<\/p>\n

Kan said macroeconomic uncertainty<\/a> and a weakening job market<\/a> likely weighed on demand, and he pointed to emerging signs of cooling in some high-supply Sun Belt markets<\/a> despite slower home-price growth.<\/p>\n

By product type, conventional loans made up 49.4% of February new-home purchase applications. Federal Housing Administration<\/strong> (FHA<\/a>) loans accounted for 35.3%, U.S. Department of Veterans Affairs<\/strong> (VA<\/a>) loans for 14.1% and Rural Housing Service\/U.S. Department of Agriculture <\/strong>(USDA<\/a>) loans for 1.2%, MBA reported.<\/p>\n

The average new-home loan size declined to $383,570 in February, down $385,506 in January, suggesting some shift toward slightly lower price points or smaller loan balances.<\/p>\n

MBA\u2019s Builder Application Survey tracks application volume from mortgage subsidiaries of homebuilders<\/a> nationwide and is viewed as a leading indicator for the U.S. Census Bureau<\/strong>\u2019s New Residential Sales report, which records new-home sales at contract signing.<\/p>\n

The February data underscores a key dynamic in the 2026 housing market: new construction continues to capture demand that existing-home supply cannot meet, but monthly volatility remains tied to interest rates, employment and regional inventory patterns.<\/p>\n

For lenders focused on purchase business, the steady year-over-year gain in new-home applications \u2014 alongside a modest drop in average loan size and elevated FHA share \u2014 points to a market where entry-level and first-time buyers<\/a> remain active but rate-sensitive. <\/p>\n
