Consumer prices rose 2.4% \u2014 leaving any housing gain deep in negative territory in real terms.<\/p>\n<p>\u00a0<a href=\"https:\/\/www.housingwire.com\/articles\/chicago-housing-market-supply-prices\/\">Chicago<\/a> led all Case-Shiller metros at 5.0% annual growth, followed by New York (4.7%) and Cleveland (4.2%).<\/p>\n<p>\u201cMore than half of major U.S. metropolitan markets posted year-over-year price declines in February, signaling that the housing slowdown has broadened well beyond its Sun Belt origins,\u201d Nicholas Godec, head of fixed income tradables and commodities at <strong>S&amp;P Dow Jones Indices<\/strong>, said in the <a href=\"https:\/\/www.spglobal.com\/spdji\/en\/index-announcements\/article\/sp-cotality-case-shiller-index-reports-annual-gain-in-february-2026\/\">report<\/a>. <\/p>\n<p>Denver displaced Tampa as Case-Shiller\u2019s weakest market, falling 2.2% annually while Tampa dropped 2.1%. <a href=\"https:\/\/www.housingwire.com\/articles\/la-wildfire-mortgage-scrutiny\/\">Los Angeles<\/a> (-0.8%) and Washington (-0.1%) joined the list of decliners.<\/p>\n<p>Both <strong>HousingWire Data<\/strong> and Case-Shiller showed Phoenix and Dallas posting declines of roughly 2%.<\/p>\n<p>Before seasonal adjustment, the Case-Shiller\u2019s National Index rose 0.3% in February. After adjustment, the National and 10-City Composites were flat at 0.1% \u2014 while the 20-City Composite slipped 0.05%.<\/p>\n<p>Over the trailing 12 months, prices gained 1.5% in the first half but fell 0.8% in the second half. Mortgage rates near 6% continued to weigh on affordability.<\/p>\n<p>HousingWire Data reported 2.4 months of <a href=\"https:\/\/www.housingwire.com\/articles\/housing-inventory-pricing-gap-2026\/\">inventory<\/a> for February. <\/p>\n<p>Transaction delays from the recording office in Wayne County, Mich., the most populous county in the Detroit metro area, prevented a valid February update for the Detroit index.<\/p>\n<p>S&amp;P Dow Jones Indices said it will continue providing updates for months with missing data, adding that a valid January update was included in the release tables. <\/p>","protected":false},"excerpt":{"rendered":"<p>The S&amp;P Cotality Case-Shiller Home Price Index rose just 0.7% year-over-year in February, down from 0.8% in January.
