CEO Nate Baker: \u201cAI is as significant as language and fire\u201d"},"content":{"rendered":"<p><strong>Qualia<\/strong> today announced the launch of Qualia Clear 2.0, an upgrade to its agentic AI system for the title and escrow industry that company leadership says represents a major step toward fully automated closings.<\/p>\n<p>The update introduces advanced email processing, specialized curative agents and proactive quality assurance monitoring \u2014 features designed to reduce file processing time by 35% to 50%.<\/p>\n<p>Qualia co-founder and CEO <a href=\"https:\/\/www.housingwire.com\/podcast\/nate-baker-on-why-we-really-are-at-a-tipping-point-with-ai\/\">Nate Baker<\/a> said full automation is imminent in an interview with <strong>HousingWire<\/strong>.<\/p>\n<p>\u201cA fully automated transaction is no longer theoretical \u2014 that is something that is going to happen soon,\u201d Baker said. \u201cWe think that 80% automation is achievable this year.\u201d<\/p>\n<p>The timeline represents a significant compression of earlier forecasts.<\/p>\n<p>When Qualia <a href=\"https:\/\/www.housingwire.com\/articles\/qualia-launches-agentic-ai-tool-qualia-clear-title-insurance\/\">launched<\/a> the original Clear system in September 2025, the company predicted 80% automation would arrive within 24 months. <\/p>\n<p>\u201cI thought this was about a two-year process to basically transform our industry,\u201d Baker said. \u201cAnd now, six months later, I think inside of this calendar year, there\u2019s going to be tremendous change in how our industry works and how we deliver the services.\u201d<\/p>\n<p>That revised timeline reflects what Baker described as a fundamental underestimation of artificial intelligence\u2019s (AI) capability by the broader public.<\/p>\n<p>Research firm <strong>METR<\/strong> has <a href=\"https:\/\/metr.org\/blog\/2025-07-14-how-does-time-horizon-vary-across-domains\/\">found<\/a> that the length of tasks AI can perform doubles roughly every four to seven months \u2014 which Baker said demands urgent attention from industry players.<\/p>\n<p>\u201cI generally think that people are massively under reacting to what is happening right now,\u201d Baker said. \u201cThe level of breakthrough we\u2019re talking about with what\u2019s happened over the last few years in AI, and what\u2019s going to happen this year, is similar to prior inventions like fire or language. <\/p>\n<p>\u201cI think AI is as significant as language and fire.\u201d<\/p>\n<h2 class=\"wp-block-heading\">Email processing transforms workflow<\/h2>\n<p>The new Advanced Email Processing feature targets what <a href=\"https:\/\/www.housingwire.com\/articles\/old-republic-title-shifts-direct-operations-to-qualia\/\">Qualia<\/a> identified as the industry\u2019s largest time sink.<\/p>\n<p><a href=\"https:\/\/www.housingwire.com\/articles\/distressed-assets-ai-fraud-complicating-title-insurance-risk\/\">Title<\/a> professionals typically manage more than 100 emails per transaction, often working with two screens open \u2014 email and Qualia side by side, Baker said.<\/p>\n<p>\u201cWhat Clear is able to do is sit in your email, see the email and then put in front of you all of the actions that need to happen,\u201d Baker said. \u201cYou can just look down the list of recommended actions and hit approve, and those actions actually just happen.\u201d<\/p>\n<p>The system can automatically respond to emails, draft proactive messages and organize inboxes by topic and urgency.<\/p>\n<p>When documents arrive via email \u2014 invoices, HOA estoppels, closing date changes \u2014 Qualia Clear can ingest the data, present it for human review and update the file automatically.<\/p>\n<p>Early data shows customers using draft replies respond to emails three times faster.<\/p>\n<p>\u201cThat is a profound change in how the work gets done,\u201d Baker said. \u201cAll of a sudden, you\u2019re sitting there approving things that Clear is putting in front of you, rather than having to go through and enter all the data from those documents.\u201d<\/p>\n<h2 class=\"wp-block-heading\">Specialized agents, curative work<\/h2>\n<p>Qualia Clear 2.0 introduces Specialized Agents focused on curative workflows \u2014 complex, multi-step processes required to clear title exceptions and move files to closing.<\/p>\n<p>New agents handle property tax verification, entity validation, mortgage payoffs and HOA estoppels.<\/p>\n<p>The property tax agent scans county websites for tax records and updates file data automatically, while the entity verification agent validates the good standing of LLCs and other entities.<\/p>\n<p>Mortgage payoff and HOA agents leverage the Qualia Marketplace to secure statements and estoppel letters.<\/p>\n<p>\u201cYou can gather them automatically through specialized agents that make phone calls to go out in the world to collect the information, put it in front of you and help you say, \u2018OK, this is a payoff \u2014 this is now what I need to do based on that information,\u2019\u201d Baker said. \u201cIt\u2019s an incredible time saver.\u201d<\/p>\n<p>Phone agents can make automated calls to gather information on behalf of teams and web agents navigate websites to capture data essential for closings.<\/p>\n<p>All actions maintain a comprehensive audit trail, with humans remaining in the loop as reviewers, according to Qualia.<\/p>\n<h2 class=\"wp-block-heading\">Proactive QA and liability<\/h2>\n<p>The update also includes Proactive Quality Assurance Monitoring, which continuously scans files for errors, inconsistencies and potential issues before they reach closing.<\/p>\n<p>\u201cPeople make mistakes \u2014 everybody makes mistakes,\u201d Baker said. \u201cTo have a second set of eyes reviewing every single document that you\u2019re producing before it goes to the closing table to make sure it\u2019s correct is a huge deal. And then after they sign, with reviewing and making sure the notary didn\u2019t miss any signatures \u2014 it\u2019s a tremendous efficiency gain.\u201d<\/p>\n<p>On questions of liability as automation advances, Baker said the structure is likely to remain similar to current industry norms.<\/p>\n<p>\u201cThe way to think about an agentic system is fundamentally as a system that\u2019s helping you do your job, that is an assistant for you, that makes it easier to do what you\u2019re already doing,\u201d he said. \u201cThese have been norms that have evolved over a long period of time for good reason, and I think that you end up with a similar structure.\u201d<\/p>\n<h2 class=\"wp-block-heading\">Adoption hurdles and competition<\/h2>\n<p>Baker acknowledged that adoption of total or mostly automated closings may not be uniform across the industry, with some firms moving faster than others.<\/p>\n<p>But he framed the moment as a competitive inflection point.<\/p>\n<p>\u201cThe vast majority of businesses are going to compete for quality of service,\u201d Baker said. \u201cWhat\u2019s going to happen is an all-out battle lifting the quality of service, and that ultimately benefits the consumer and the homebuyer.\u201d<\/p>\n<p><strong>Zillow<\/strong> data has shown that <a href=\"https:\/\/www.zillow.com\/news\/half-of-americans-cry-at-least-once-while-buying-a-home\/\">50% of homebuyers cry<\/a> during the purchase process \u2014 a statistic Baker said reflects unnecessary complication that AI can help eliminate.<\/p>\n<p>\u201cIt is an inherently emotional and difficult and important process \u2014 the single largest transaction for most people,\u201d he said. \u201cIt\u2019s not as understandable and simple as it could be. The goal of our industry really needs to be to lift that service level massively. <\/p>\n<p>\u201cThe next 12 months are actually going to see true gains for the homebuyer, in a way which has been elusive for years.\u201d<\/p>\n<p>On the competitive front, Baker said independent agents using Qualia currently have technology advantages over most larger incumbents \u2014 but warned that window is shrinking.<\/p>\n<p>\u201cThe competitive window is closing in some way right now,\u201d Baker said. \u201cFirms basically need to be on the cutting-edge with AI tools to be competitive going forward.
