Maybe it makes you more productive (if you use it consistently), but it\u2019s no real loss if you don\u2019t.<\/p>\n<p>That\u2019s not the case with <a href=\"https:\/\/www.housingwire.com\/articles\/rayse-launches-conversational-ai-assistant-rae\/\">artificial intelligence<\/a>. As the consumers you\u2019re working with increasingly adopt AI in their own professional lives, it\u2019s accelerating their expectations. They know how workflows can improve with AI integrations, so \u201cI don\u2019t use AI\u201d is increasingly becoming a liability.<\/p>\n<p>I recently talked with <a href=\"https:\/\/www.youtube.com\/watch?v=rz4-M239Rbw\">James Harris<\/a><em>,<\/em> principal at Beverly Hills-based boutique brokerage Carolwood Estates and former cast member of Bravo\u2019s Million Dollar Listing, about why AI won\u2019t level the playing field in real estate \u2014 it will widen the gap between average and elite agents, separating those who use technology to sharpen their professional edge from those who fall behind.<\/p>\n<h2 class=\"wp-block-heading\">AI\u2019s first use isn\u2019t lead gen; it\u2019s competence<\/h2>\n<p>According to Harris, the <a href=\"https:\/\/www.housingwire.com\/articles\/ai-tools-real-estate\/\">rise of real estate AI<\/a> and the vast amount of content available online and on social media means that generic real estate content no longer moves the needle. Real estate professionals must \u201cgive the consumer something they can\u2019t get themselves.\u201d<\/p>\n<p>\u201cWe\u2019re in such a big world of tech and AI and <a href=\"https:\/\/www.bain.com\/about\/media-center\/press-releases\/20252\/consumer-reliance-on-ai-search-results-signals-new-era-of-marketing--bain--company-about-80-of-search-users-rely-on-ai-summaries-at-least-40-of-the-time-on-traditional-search-engines-about-60-of-searches-now-end-without-the-user-progressing-to-a\/\">80% of our consumers<\/a> are using AI every day,\u201d Harris said. \u201cThey\u2019re three steps ahead of us, so you\u2019ve got to be five steps ahead of them.\u201d<\/p>\n<p>The question to ask yourself? \u201cWhat can I deliver to a client that they can\u2019t get themselves?\u201d he said. That\u2019s what makes you irreplaceable and ensures that clients need you.<\/p>\n<p>For most agents, that comes down to in-depth market knowledge, dialed in comps and <a href=\"https:\/\/www.housingwire.com\/real-estate-technology\/\">specialty tech tools<\/a> that offer value-added insights clients simply can\u2019t find on <strong>Zillow<\/strong> or from <strong>Google<\/strong>.<\/p>\n<p>It also means tailored listing and buyer presentations that include specifics that differentiate your vision for the transaction. His new AI operating system tool, <strong>Breezy<\/strong>, combines with <strong>UnderBuilt<\/strong>, a proprietary data platform that identifies untapped development opportunities, to ensure that every presentation stands out from the competition.<\/p>\n<p>With integrated branding and marketing collateral, agents can generate a property-specific custom report that would have previously taken hours or days to research and design.<\/p>\n<h2 class=\"wp-block-heading\"><strong>Human vs. machine should be strategic<\/strong><\/h2>\n<p>One of the biggest mistakes Harris identifies is that agents too often use AI for the \u201cbusy work\u201d that\u2019s based in communication and relationship-building. \u201cDo you let it write the email and look like a machine?\u201d he asks, instead of letting it do more of the behind-the-scenes busy work.<\/p>\n<p>Human follow-through and communication that sounds like you is essential for <a href=\"https:\/\/www.housingwire.com\/podcast\/why-data-is-the-real-estate-agents-edge\/\">making AI work<\/a> in your business. Efficiency is only useful if it <em>increases<\/em> personal contact, rather than putting it on the back burner.<\/p>\n<p>The more organized and prepared you are, with the help of your tech tools, the more you can use that time to solidify and nurture relationships through personal outreach and face time.<\/p>\n<h2 class=\"wp-block-heading\">Data ownership is the next power battle<\/h2>\n<p>While you may love your brokerage\u2019s tech stack, technological independence is an increasingly important aspect of long-term professional planning. Industry consolidation means that even if you stay put, you can\u2019t be sure you\u2019ll be able to use the systems you\u2019ve bought into at your current brokerage.<\/p>\n<p>Harris believes that tech should be \u201cagnostic,\u201d and that agents shouldn\u2019t have to rely on their brokerage\u2019s tech stack. \u201cOur entire industry is changing every week, every month \u2014 whether it\u2019s another brokerage being acquired or [the National Association of Realtors] has a new rule or something has changed.\u201d\u00a0<\/p>\n<p>For Harris, \u201cTechnology shouldn\u2019t hold you prisoner to any system or any company.\u201d<\/p>\n<h2 class=\"wp-block-heading\">Time is the real currency for work-life balance<\/h2>\n<p>Too often, tech saves time on one task but takes up even more time by forcing agents to toggle between disconnected platforms, copy and paste data across systems, and manage the friction of tools that don\u2019t actually talk to each other. In Harris\u2019 view, it\u2019s time to make tech give time back to agents.<\/p>\n<p>\u201cAs a father of two children, as a married man, what I\u2019ve realized is you can\u2019t get back time,\u201d he said. \u201cAnd I know this is going deep, but, I don\u2019t want to get to the point where my children are 20, 25, and I look back and I\u2019m like, \u2018Shit, I didn\u2019t spend enough time with them.\u2019\u201d\u00a0<\/p>\n<p>He envisions tech that maximizes every day so that he can get back \u201ctime to be with my family, be at dinners, be at school events.\u201d Late night catchups ensure the next day is prepped and organized, making time for the things that really matter.<\/p>\n<p>\u201cFor me,\u201d he said, \u201cI like to start every day with intention. And so I never want to be behind.
