{"id":47170,"date":"2026-03-10T19:20:41","date_gmt":"2026-03-10T16:20:41","guid":{"rendered":"https:\/\/mk.gen.tr\/mortgage-credit-availability-rises-1-1-to-107-1-in-february\/"},"modified":"2026-03-10T19:20:41","modified_gmt":"2026-03-10T16:20:41","slug":"mortgage-credit-availability-rises-1-1-to-107-1-in-february","status":"publish","type":"post","link":"https:\/\/mk.gen.tr\/en\/mortgage-credit-availability-rises-1-1-to-107-1-in-february\/","title":{"rendered":"Mortgage credit availability rises 1.1% to 107.1 in February"},"content":{"rendered":"<p>Mortgage credit availability rose by 1.1% to 107.1 in February, according to the Mortgage Credit Availability Index (MCAI), a report from the <strong><a href=\"https:\/\/www.housingwire.com\/articles\/mba-forecasts-2-2t-mortgage-origination-in-2026\/\">Mortgage Bankers Association (MBA)<\/a><\/strong> that analyzes data from <strong><a href=\"https:\/\/www.housingwire.com\/company\/ice-mortgage-technology\/\">ICE Mortgage Technology<\/a><\/strong>.<\/p>\n<p>A decline in the MCAI indicates that lending standards are tightening, while increases in the index are indicative of loosening credit. <\/p>\n<p>The index was benchmarked to 100 in March 2012. <\/p>\n<p>The Conventional MCAI increased 2.7%, while the Government MCAI, which includes <strong>Federal Housing Administration<\/strong>\u00a0(FHA),\u00a0<strong>U.S. Department of Veterans Affairs<\/strong>\u00a0(VA) and\u00a0<strong>U.S. Department of Agriculture<\/strong>\u00a0(USDA) programs, decreased by 0.8%. <\/p>\n<p>Of the component indices of the Conventional MCAI, the Jumbo MCAI increased by 2.9%, and the Conforming MCAI rose by 2.0%.<\/p>\n<p>\u201cLenders increased mortgage credit supply last month, particularly for refinancing, as <a href=\"https:\/\/www.housingwire.com\/articles\/mortgage-rates-2026-outlook\/\">mortgage rates<\/a> moved lower in January and February. Most of last month\u2019s supply growth was in loan programs that allowed for cash-out refinance and on investor homes, although these were still limited to lower LTV borrowers,\u201d said <a href=\"https:\/\/www.housingwire.com\/tag\/joel-kan\/\">Joel Kan<\/a>, MBA\u2019s vice president and deputy chief economist.<\/p>\n<p>Kan continued, \u201cThe <a href=\"https:\/\/www.housingwire.com\/articles\/redwood-trust-gains-ground-jumbo-mortgage-market-gse-privatization\/\">jumbo<\/a> index increased by 3% for the second straight month, again driven by growth in <a href=\"https:\/\/www.housingwire.com\/articles\/newrez-non-qm-mortgage-surge\/\">non-QM<\/a> loan programs. The government index was the only component that saw a decline in credit supply over the month, as lenders likely tightened underwriting standards given the recent increase in FHA mortgage delinquency rates.\u201d<\/p>\n<p>The MCAI measures mortgage credit availability using borrower eligibility factors such as credit score, loan type and loan-to-value ratio.
